VIA Outlets Grows Portfolio by 30% with New Acquisitions
VIA Outlets expands its premium fashion outlet portfolio by 30% year-on-year with acquisitions in Italy and Spain, plus extensions and green financing.
VIA Outlets Expands European Footprint with 30% Growth
VIA Outlets has reported a 30% year-on-year increase in its total gross lettable area (GLA) for 2026, following two strategic acquisitions and a major extension. The Dutch outlet centre operator now manages 13 premium fashion outlet centres across ten European countries, with a combined GLA of 370,000 square metres.
The growth was driven by the acquisition of Scalo Milano Outlet & More in Italy and The Outlet Stores Alicante in Spain, marking the company’s entry into the Italian market and strengthening its presence in the Iberian Peninsula. Both centres have been integrated into the portfolio, and remodelling plans are progressing to the next phase. Additionally, the extension at Landquart Fashion Outlet in Switzerland, which opened in April, added more than 4,800 square metres of retail space, increasing the centre’s GLA by 22%.
Zweibrücken Expansion Approved
VIA Outlets has received final planning approval to expand Zweibrücken Fashion Outlet in Germany, located near the French and Luxembourg borders. The project will add 7,450 square metres of GLA, bringing the centre to approximately 38,920 square metres. The additional space is designed to accommodate more premium and international brands, attracting visitors from Germany and neighbouring countries.
Beyond acquisitions and expansions, VIA Outlets continues to actively remerchandise its existing centres. So far this year, the company has completed over 300 leasing transactions, with more than 80 new brands joining its European portfolio.
Landquart Extension and Award Recognition
The Landquart Fashion Outlet extension, which opened in April, added over 4,800 square metres of retail space and increased the centre’s GLA by 22%. This followed the 6,500 square metre expansion of Vila do Conde Porto Fashion Outlet in Portugal at the end of 2025. Both projects have been shortlisted for the ‘Best Refurbishment Project’ category at the MAPIC Awards, with the winner to be announced in Cannes on 3 November 2026.
Debut Green Bond Issuance
In October, VIA Outlets made its debut on the Swiss franc bond market with a five-year senior unsecured green bond worth 170 million Swiss francs. The issuance attracted strong institutional demand and diversifies the company’s funding base. Under its Green Finance Framework, an amount equal to the net proceeds will be allocated to eligible green projects, while the added liquidity supports further acquisitions, expansions and redevelopments.
Sustainability Leadership
VIA Outlets, wholly owned by Dutch institutional investor APG, retained its top position in the ‘European Retail’ category of the Global Real Estate Sustainability Benchmark (GRESB) in 2026. With a score of 97 out of 100, it earned a 5-Star rating for the seventh consecutive year.
Strategic Outlook
“Our strategy is to identify high-potential destinations and elevate them through targeted investment, leasing expertise, and operational excellence,” said Johan Caspar Bergenthal, COO of VIA Outlets. “In 2026, we integrated our newly acquired centres in Milan and Alicante, opened the Landquart Fashion Outlet expansion, and secured approval for Zweibrücken Fashion Outlet’s next phase, demonstrating our ability to deliver sustainable growth across the portfolio.”
The company’s expansion and financial moves reflect a clear focus on sustainable growth and strengthening its position in the European outlet market.
